EXPLANATION: Wellington CountryPlace PUD is 958 acreages and makes up the eastern half of Section 20 and all of Section 21 within the Equestrian Preserve Area. The PUD is within Subarea D of the Equestrian Overlay Zoning District. This petition only affects approximately 250 acres of the 958 acre PUD. The most current master plan for Wellington CountryPlace PUD was adopted on October 26, 2011 by Resolution No. R2011-73. This Resolution provided for access points, a realignment of Equestrian Club Road and a transfer of dwelling units with the PUD. At this time, the applicant is requesting modifications to the Master Plan as referenced in the Resolution title and in the summary below.
SUMMARY: Approval of a Master Plan Amendment for Petition Number 2014-016 MPA6, for Wellington CountryPlace PUD, located in the eastern half of Section 20 and all of Section 21, to add one (1) access point at the southwest corner of the PUD connecting Gene Mische Way to 40th Street; to add one (1) access point for Pod F, Phase VII at the approximate location of Palm Beach Point Boulevard; to add one (1) access point in the location of the future 40th Street/Lake Worth Road alignment; to transfer 18 dwelling units from Pod F, Phase VI to Pod F, Phase VII; realign an interior roadway within Pod F, Phase VI and VII; to modify Condition #8 of Resolution No. R2011-73. On October 8th, the Equestrian Preserve Committee recommended denial (6-1) of the request.
